ACTION REQUESTED:

1) Issue the Order Adopting the Final Uniform Schedules of Values, Standards, and Rules for the 2025 General Reappraisal of Real Property at its True Value and its Present-Use Value and 2) direct the Clerk to publish the notice of this order required by North Carolina General Statute 105-317 in a newspaper of general circulation in Union County for four consecutive weeks beginning Wednesday, November 20, 2024.

PRIOR BOARD ACTIONS:

1) October 21, 2024, Regular Meeting, Agenda Item # 24-699 - Received the Proposed Schedule of Values, Rules, and Standards from the Tax Administrator.

2) November 4, 2024, Regular Meeting, Agenda Item # 24-700 - Held required public hearing regarding the Proposed Schedule of Values, Rules, and Standards

BACKGROUND:

The Union County Tax Administrator's office is undertaking a countywide general reappraisal effective January 1, 2025. In order to facilitate this process, the Board of County Commissioners, as required by North Carolina General Statutes, must adopt a new Schedule of Values, Rules, and Standards to be used in the reappraisal process. The proposed schedule was delivered to the Commissioners on October 21, 2024, followed by a public hearing on November 4, 2024. The proposed Schedule of Values, Rules, and Standards is designed to capture current real property values as determined by local real estate market activity since the last general reappraisal in 2021.
