ACTION REQUESTED:

Consider approval or denial of proposed rezoning.

PRIOR BOARD ACTIONS:

October 7, 2024, Regular Meeting, Agenda Item 24-670, Conduct a public hearing for proposed rezoning.

BACKGROUND:

This petition is a request to rezone one parcel of land totaling 24.67 acres appearing on the tax map as tax parcel being Tax Map# 09-040-017, on Austin Chaney Road in the Monroe Township from Residential Agricultural 40,000 SF Lots (RA-40) to Residential Agricultural 200,000 SF Lots (RA-200). This is a straight rezoning, meaning there is no proposed site plan or conditions associated with this request. A community meeting was not required for this rezoning, although two nearby property owners did call or email and state they opposed the proposed rezoning.

The Land Use Board unanimously recommended denial at its September 17, 2024, meeting, citing concern over previous and potential future uses of the property. Four residents spoke in opposition at the Land Use Board meeting. A petition against the rezoning was submitted.

A public hearing was conducted on October 7, 2024. Three residents or their representative spoke against the rezoning.

FINANCIAL IMPACT:

None.
