ACTION REQUESTED:

1) Acknowledge receipt of the Tax Assessor's proposed Schedules of Values, Standards, and Rules to be used in appraising real property at both its true value and its present-use value in the 2025 reappraisal; 2) set a public hearing regarding the proposed schedules at 6:00 p.m. at the Board's regularly scheduled meeting on November 4, 2024; and 3) direct the Clerk to the Board to publish in a newspaper of general circulation on October 22, 2024, a notice which indicates a) the proposed Schedules submitted to the Board are available for public inspection in the Tax Administrator's office, and b) advertises the time and place of the public hearing on the proposed Schedules.

BACKGROUND:

North Carolina General Statute 105-286 outlines the requirements for general reappraisals of real property for counties in North Carolina. The maximum time between appraisal cycles is 8 years. The 2025 reappraisal cycle for Union County is 4 years as established in 2021 by the Board of County Commissioners under the guidelines of the North Carolina General Statutes for the advancement of the reappraisal cycle. 

 

Actions being recommended tonight are in compliance with North Carolina General Statute 105-317 regarding notice and adoption of the Schedule of Values, Standards, and Rules to be used in a reappraisal. In adherence to the statutory requirements, the Tax Administrator recommends that the Board consider approval of the proposed Schedule of Values, Standards, and Rules at its November 18, 2024, regular meeting. The proposed Schedule of Values, Standards, and Rules to be used in the reappraisal are available for public inspection in the Tax Administrator's office at 500 North Main St., Suite 236, Monroe, NC 28110.
