ACTION REQUESTED:
Conduct public hearing for proposed rezoning.

BACKGROUND:
This case is a request to rezone a portion of one parcel of land totaling 0.209 acres appearing on the tax map as tax parcel 04-036-032 in the Buford Township from Light Industrial to RA-40 with Conditions, and a portion of one parcel of land totaling 0.767 acres appearing on the tax map as tax parcel 04-063-013 in the Buford Township from RA-40 to RA-40 with Conditions, including consolidating the aforementioned portions of the subject parcels. The request is being made to consolidate the parcel and zoning for an existing residence. The rezoning will include the following conditions:
1) Limited to site plan dated July 5, 2024
2) Rezoned 0.209 acre portion of parcel will be consolidated with parcel 04-063-013
3) 1.166 acre portion of parcel will be subdivided as separate parcel.
4) Five-year vesting of development rights
5) Development will meet all requirements of the Union County Unified Development Ordinance
A community meeting was held August 15, 2024. No members of the public attended. No changes were made based on feedback.
The Land Use Board unanimously recommended approval of the proposed rezoning, citing additional flexibility for the landowners and consistency with nearby uses.
