ACTION REQUESTED:

Authorize the County Manager to 1) negotiate and execute an agreement substantially consistent with this agenda item, 2) exercise any renewal or extension term options set forth in the Agreement, and 3) terminate the Agreement if deemed in the best interest of the County, each in the County Manager's discretion.

PRIOR BOARD ACTIONS:

December 18, 2023, Regular Meeting, Agenda Item # 23-855 - Approved lease agreement with Bennett Glass for law office space.

BACKGROUND:

The state funded a Public Defenders’ office in Union County in 2023. Due to space constraints at the Judicial Center, there was no available space to house the new positions. The County approved a lease for law office space with Bennett Glass on West Jefferson Street for $4,800 a month with a termination date of June 30, 2029.

This item requests approval of a lease with Lawrence Associates for additional law office space from July 1, 2024 to June 30, 2029 in the amount of $5,240 per month for year one, and increasing by 3.5% annually above prior year’s rental amount. The additional space is also located on West Jefferson, adjacent to the space already leased by the County and will be used to accommodate the Public Defenders’ office and Guardian Ad Litem positions. It is the intent for these leases to be temporary with the ultimate goal of incorporating the positions in these leased offices into either the Judicial Center or the Government Center.

FINANCIAL IMPACT:

FY 2025 funding of $62,880 (for year 1 of the term) is available in the current capital project fund for the Judicial Center Renovations. Each year thereafter will be included in the annual adopted budget ordinance.
